Adjustable rate mortgages (ARMs) earned a deservedly bad reputation during the housing bust when many homeowners used them to get into a home they truly couldn't afford. These days only about 4 percent of all mortgage applications are for ARMs, yet some homeowners could benefit from this loan product.
